Closing Process

    The Closing Process

  • Step 1. We are retained by the parties to facilitate the transfer and applicable deposit funds are deposited in our escrow account.
  • Step 2. If a title search and title insurance is requested, we hire a title abstractor to prepare a title abstract of the property to make sure title  to the property is marketable and clear.
  • Step 3. The resort management is contacted to request an estoppel letter outlining the status of the owner's account and outlining any  required fees due at closing.
  • Step 4. We prepare and submit the transfer documents and closing statement to the parties for signature and notary/witnessing. The title abstract is examined by John L. Wilson, Esq., Title Attorney, along with a copy of all of the closing documents. The buyer  submits the required funds for closing and the proceeds are disbursed in accord with the closing statement.
  • Step 5. We record the deed , send notice to the resort and deliver a copy of the closing documents to the parties. When expedited service is  requested, the deed may be e-filed in Beaufort County and Horry County which accelerates recorded document delivery by many weeks.
  • Step 6. Upon receipt of recorded deed from county recorder, the recorded deed is delivered to the buyer along with the owner's policy of title  insurance if requested.
  • The closing process normally takes 15 to 30 days but may take longer if any party delays responding to the processing. We process as quickly as we can and can accelerate the process with the additional cost of overnight courier and electronic recording.
